Maria will meet you on site to go over the project particulars and obtain all the necessary information to prepare a fee proposal.
We will send you a detailed fee proposal listing our understanding of the project and how we can provide services to achieve your goals for the project.
You are ready to move forward! We will send you a contract and invoice for the retainer outlined in the fee proposal. These two items need to be completed before we can move forward on the project.
If this is a residential project you will also receive a copy of our “client handbook”, which details each phase of our process.
Gather all the necessary information to create your custom building.
Obtain site details such as: size, legal survey, parking, soil conditions, zoning, topography, landscape, neighbouring properties, beautiful views, any municipal requirements.
If your project is a custom home or cottage (residential) we will have an in-person or video meeting to get to know you, your needs, interests, aesthetic style, and functional requirements. After which we will prepare a program document for you to review and comment on.
If your project is commercial or institutional we will have a kick-off meeting to go over the project scope with all stakeholders.
This is where we take all that information provided in “Research, Explore & Investigate” and start creating preliminary drawings / sketches. Often done by hand, but may be done by computer, depending on the scope and nature of the project. We will have a meeting to present drawings and get your feedback on our ideas. By the end of this phase we will have an approved set of rough plans.
This phase is where things start to come to life. It is one of our favorite steps in the process. The approved drawings from “schematic design” are translated into a hard-lined computer 3D model. We’ll apply colour, finishes, landscaping, sunlight and more, to give you a good idea of what your building will look like. By the end of this phase we will have an approved design package and you will have a good idea on what your building will look like.
The approved “design development” drawings become detailed technical drawings. All the decisions have been made, now it’s time to prepare the technical package required for Permit, Tender/Construction.
Your permit package is ready to be submitted to your City or Township. As the property owner you must make the application yourself but we are happy to assist you in anyway we can.
For the majority of residential projects, this is when your contractor takes over management of the project. Our role in your project is complete. Once the project is complete we would love to hear from you, feedback is always welcome. We would also love the opportunity to take photos of your completed building to add to our portfolio.
For commercial, institutional, and occasionally some residential projects, we continue on the project to oversee the tender and construction processes, otherwise known as construction administration.
